A NEW, HIGH QUALITY RESIDENTIAL DEVELOPMENT IS PROPOSED AT 10, 14 AND 14A STANHOPE ROAD, KILLARA.

The site is within the Killara Station Transport Orientated Development Precinct, a NSW Government initiative which enables residential apartment buildings and encourages the provision of more housing in areas with strong transport connections.

A State Significant Development Application for the proposal is being prepared for submission to the Department of Planning, Housing and Infrastructure (DPHI) in the coming months.

CPDM have been appointed to manage the design and delivery of the development. CPDM are a development and project delivery consultancy with an impressive depth of knowledge and experience in delivering residential developments

THE PROPOSAL

The proposal includes the replacement of 3 existing houses with approximately 135 residential apartments across 3 buildings.

The buildings will vary in height from a low street frontage of 3 storeys at 14 Stanhope Road, stepping up to 8 storeys at the rear of the site. An additional 2 storeys are provided in limited locations with additional setbacks. The slope of the site and screening provided by existing, mature vegetation will reduce visibility of the new development from the street and surrounding areas.

Driveway access to an underground car park will be provided at 14 Stanhope Road.

The mature trees in the north-east section of the site are proposed to be retained, and new landscaping will be an important part of project design.

It is proposed that up to 17% of the apartments will provide affordable housing. Affordable housing is not the same as social housing.

These apartments will provide much-needed rental accommodation for essential workers such as child care educators, teachers, hospital workers, and police officers.

The proposal includes:

  • Approximately 135 residential apartments
  • Up to 17% of apartments affordable housing for essential workers
  • Basement car parking for approximately 195 cars, with space for bicycles
  • Private communal spaces
  • High quality residential apartments in close proximity to Killara Train Station
  • Retention of mature trees in the north-east section of site

THE PLANNING PROCESS

When planning, design, and all accompanying technical studies have been completed, a State Significant Development Application (SSDA) will be submitted to the NSW Department of Planning, Housing, and Infrastructure (DPHI) shortly.

Following review by DPHI, the SSDA and all supporting documentation will be placed on public exhibition for a minimum of 28 days, and members of the community will be invited to make a submission about the proposal.

The SSDA and public submissions will be reviewed by the DPHI and a determination will be made.
